Is Your Roof Looking Spooky?
How to Know When to Inspect Your Commercial Roof
After 30+ years of experience in our industry, we have developed a pretty comprehensive understanding of commercial roof systems: their components, strengths, weaknesses, etc. Consistent roof inspections and, periodically, infrared scans, enable us to dig deeper and see the bigger picture of a roof’s condition. We can find leak sources, determine (and prevent) potential substrate damage, and/or estimate the lifespan of a roof.
We also understand it’s hard for building owners or managers to know when to call (and pay for) a professional for these services. Here are a few common problems to keep an eye out for, and when you observe these on your roof, know to contact our team!

Clogged Drains and Gutters –
Clogged gutters and drains inhibit your roof from properly draining, leading to stagnant water on your roof and water being directed back into your building.
Improper Roof Penetration Flashing –
Roof flashing that is failing (due to age, improper installation, etc.) is one of the most common sources of roof leaks! Minor things like this can easily go unnoticed.
Ponding Water –
Large puddles can form on the roof surface because of improper drainage, and/or point to a variety of other issues with the roof design or the building infrastructure.
Visible Damage –
Visible damage and aging at the roof’s surface make it obvious there is something needing to be addressed. Left untreated, damage like this can lead to and/or signal saturation under the roof’s surface.
