There are two primary categories of Membrane Roofs: Singly Ply and Built-Up. Within those two are a few subgroups, listed below. Keep scrolling for more information about these systems and how Spray-Tec works with all of them.

Single-Ply Membranes are sheets of rubber (and other synthetics) that can be either (1) fully adhered with an adhesive (2) mechanically fastened or (3) ballasted (weighted down with rock).

Single-Ply examples include:

  • EPDM (Ethylene Propylene Diene Terpolymer)
  • TPO (Thermoplastic Polyolefin)
  • PVC (Polyvinyl Chloride)

The significant difference between TPO and EPDM–the most commonly used systems– lies in how the membrane seams are adhered. TPO uses a hot-air gun to melt the membrane at the seams and fuse them together. EPDM is joined together with an adhesive/seam tape.

Coatings Application over Single Ply Roof System

Built-Up Roof Systems (BUR)  are commonly referred to as “tar and gravel” roofs. They are installed by alternating layers of asphalt or tar and supporting fabrics directly onto the roof.  There are multiple “plies” in this application. The last layer is either rock embedded into a final layer of tar/asphalt, a granulated cap sheet, or left “as is” with the expectation of coating applications every 5 years. All options are mean to protect the underlying layers from UV rays, varying temperatures, and wind damage.

Modified Bitumen systems are considered BUR, but are distinct in that they combine the layers of a Built-Up Roof System during the manufacturing process rather than during the application process and create a single-ply application.

All of these options require maintenance in some form or another. Below we’ve listed how Spray-Tec services Membrane Systems.

Spray-Tec offers a variety of services:

  1. Repairs and Maintenance. Roof-Tec, the repair and maintenance division of Spray-Tec, can service any roof type. Single ply and BUR are often the best candidates for preventative maintenance because they’re prone to damage: the amount of seams in their makeup and thin membranes are easily penetrated.
  2. Restoration via coating over membrane. Our specialty is roof restoration using our unique coatings systems. Regardless of the roof type or age, and often without tear-off, we are able to coat over existing roof systems- leaving an energy efficient, long lasting and warranted roof system (generally qualifying for Cool Roof status).  To learn more about our coating systems, please click here.
  3. Spray foam and coating. This system can be applied directly over existing roof systems in most cases. The roof components must be dry and stable, sometimes requiring a primer to enhance adhesion and always requiring the base layer be fastened to the decking before spray foam can be applied. The foam is then protected by a base and top coat of elastomeric coating before finally topped with a ceramic granule embedded into the top layer of coating. 4. Inspection and cleaning. For those building owners who just want to learn more about their roof system–it’s condition and lifespan–or a thorough cleaning. We do it all! To schedule an inspection, please click here.
